An Energy Performance Certificate (EPC) is intended to inform potential buyers or tenants about the energy performance of a building, so that they can consider energy efficiency as part of their investment or Business decision, to either purchase or occupy that building.

An EPC will provide an energy rating for a building, which is based on the performance potential of the building itself (the fabric) and its services (such as heating, ventilation and lighting).

The energy rating on the Certificate reflects the intrinsic energy performance standard of the building relative to a 
benchmark, which can then be used to make comparisons with comparable properties.

It is accompanied by a Report, which provides recommendations on how the energy performance of the building could be enhanced together with an indication of the payback period involved.

You may have heard about this. It is available now and is a Government initiative to help homeowners and landlords install energy efficiency measures to a property (new boiler, insulation, double glazing etc), by way of a Government backed loan, but at no up-front cost. The loan is repaid over 25 years (or the life of the installed appliance), through the electric meter from the savings made, after the improvements have been carried out. Landlords should seriously consider this, bearing in mind who pays the electric bill.

Look out for the Green Deal provider’s logo. EPCO2 will be happy to discuss the Green Deal in general, but are neither a Green Deal Provider or Adviser. However, we have an association with a local accredited Green Deal Adviser, who will be happy to discuss the process and your requirements.
